Recent three-month data through August 2026 showed approximate median sale prices of:

  • Fairview: $537,644

  • Pegram: $549,636

  • Kingston Springs: $629,583

Fairview’s recent median was up approximately 7.6% year over year. Pegram was essentially flat, while Kingston Springs was up about 22.2%. Kingston Springs had a much smaller number of transactions, however, so its short-term median should be interpreted cautiously.

Small-market statistics can change sharply when only a few higher- or lower-priced properties close during the measurement period.

The approximately $92,000 spread between Fairview and Kingston Springs is interesting, but it does not mean comparable houses will always differ by that amount.

Housing stock, acreage, renovation level and the small number of sales in some markets can significantly influence the median.

A better strategy is to establish a price range and search all three communities simultaneously.

Larger Lots Create Additional Questions

Western Middle Tennessee properties can include more land than buyers encounter in denser suburban markets.

That makes the land itself part of the purchase.

  • Window treatments

  • Warranty coverage

  • Financing incentives

An established property may already contain improvements that would need to be purchased separately with a new house.

Transportation Is Property-Specific

A map can make two houses appear close together even when their actual driving routes differ.

Before purchasing, test the routes you expect to use regularly.

Look at highway access, road configuration, travel time and alternative routes rather than assuming every property within a particular town provides identical transportation access.

Start With What Is Actually for Sale

Fairview, Pegram and Kingston Springs should not be reduced to a single statistic or description.

Each contains individual properties with different advantages, costs and maintenance requirements.

Search all three.

Compare the houses.

Investigate the land.

Calculate the ownership costs.

Then decide which properties deserve a closer look.
